Real estate agents are most important people you must hire when you want to buy or sell a house. using a real estate agent, then how do you know if they are good or not ...
to me this is in part, at least abstractly, a classical economics problem, an agency problem, where the agent ("agency") has inverse incentives to the client they are representing. an agent can maximize their gains by selling more houses fast, instead of waiting for a better (or best) offer. whereas the seller of the home, usually has that single asset and would like to see the maximum price, within reasonable time constraints. now that is the seller dynamic.

do you agree with that premise, since the agent accrues gains from percentages off a number of listings, where the seller accrues gains from the aggregate of one unit. if you agree with that premise, what about the flip side, and incentives directed to the agent ("agency") representing the buyer? ... or how do you define finding ... talent, good people, qualified, competence, ... or someone more likely to be aligned with your interests?
